You want to buy a home. Before you visit any bank, you need one number: your monthly installment. EMI (Equated Monthly Installment) is your fixed monthly loan payment. It is the fixed amount you pay every month to repay your home loan. This free home loan EMI calculator Pakistan gives you that number in seconds. Enter your loan amount, interest rate, and tenure. The calculator shows your monthly EMI, total interest, and a full repayment schedule. No signup. No cost. Works on any phone or computer.
EMI stands for Equated Monthly Installment. It is a fixed monthly payment. You pay the same amount every month for the full loan tenure. Each payment has two parts:
In the early months, most of your EMI goes to interest. Over time, more of it goes to principal. Banks use the reducing balance method to calculate interest. All Pakistani banks—HBL, UBL, Meezan Bank, MCB, Bank Alfalah, and HBFC—use this same method.
Every bank in Pakistan uses the same formula. You can check it yourself:
EMI = [P × r × (1+r)^n] ÷ [(1+r)^n – 1]
Where:This looks hard, but the calculator does it for you. Enter three numbers and click Calculate.
Say you want to borrow PKR 30 lakh from Meezan Bank at 20% per year for 20 years.
That interest number surprises most people. Over 20 years, you pay three times the loan amount. This is why choosing the right rate and tenure matters so much.
You do not need to know any math. Follow these four steps:
Try different combinations. Lower the amount or increase the tenure to see a smaller EMI. Use the Prepayment section to see how much you save if you pay a little extra each month.
How to Get Home Loan Approval in Pakistan
Banks in Pakistan use one simple rule. Your total monthly EMI must not cross 40% to 50% of your gross monthly income. Banks call this the Debt-to-Income (DTI) ratio.
Here is a quick guide based on monthly salary:
| Salary | Maximum EMI | Loan Eligibility |
|---|---|---|
| PKR 30,000 | PKR 12,000 | PKR 7–9 lakh |
| PKR 50,000 | PKR 20,000–25,000 | PKR 10–15 lakh |
| PKR 1,00,000 | PKR 40,000–50,000 | PKR 20–30 lakh |
| PKR 2,00,000 | PKR 80,000–1,00,000 | PKR 40–60 lakh |
| PKR 3,00,000 | PKR 1,20,000–1,50,000 | PKR 60 lakh–1 crore |
These are estimates based on a 40%–50% debt-to-income ratio at current rates. Your actual eligibility depends on existing loans, credit history, and bank policy. Use this calculator to check if your salary supports the EMI.
If you are a salaried person, banks need at least six months of payslips. Most banks need a monthly salary of PKR 30,000 to PKR 50,000. Government employees, teachers, and doctors get loans faster because their income is stable. Use the formula this way: Take 40% of your monthly salary. Keep your EMI at or below this amount. Enter different loan amounts in the calculator until the EMI stays under that limit.
Interest rates change with the State Bank of Pakistan (SBP) policy rate. Below are typical ranges as of 2026. Always confirm the exact rate with the bank before applying.
Meezan Bank offers Easy Home — an Islamic housing finance product under Diminishing Musharakah. There is no interest (riba). Instead, a profit rate applies. Typical profit rate: 18% to 22% per year. HBL (Habib Bank Limited) offers Apna Ghar — a conventional home loan. Typical rate: 18% to 22% per year. HBL also participates in the Mera Pakistan Mera Ghar government scheme. Loan tenure up to 20 years. A down payment is usually 20% to 30%.
UBL offers home loans for both overseas Pakistanis and residents. Typical rate: 19% to 22% per year. Tenure up to 20 years. UBL also runs a salary loan product for salaried borrowers.
HBFC (House Building Finance Company) is a government-backed housing finance institution. It focuses on low-income housing. Typical rate: 12% to 18% per year. Special lower rates for Mera Pakistan Mera Ghar borrowers. Loan limit: PKR 27 lakh to PKR 35 lakh under government schemes.

The Mera Pakistan Mera Ghar scheme is a government housing finance program. It offers subsidized home loans with lower interest rates for first-time buyers. Key details:
You can use this calculator for Mera Pakistan Mera Ghar, too. For Tier 1, enter 4% as the rate. For Tier 2, enter 6%. You will see your actual monthly installment right away.
Participating banks include HBL, UBL, MCB, Bank Alfalah, HBFC, and others. Apply through the bank's branch or their official website. You must be a first-time buyer and a Pakistani national to qualify.
If you have extra money, you can make a prepayment on your home loan. Most Pakistani banks give you two choices:
Which is better? Reducing tenure almost always saves more money. Here is why: the faster you reduce the principal, the less interest builds up. Paying PKR 5,000 extra monthly on a PKR 30 lakh loan can save you PKR 15–20 lakh in interest and cut 3–4 years off your loan. Use the Prepayment Savings Calculator above. Drag the slider to any extra payment amount. It shows exactly how much interest you save and how many months you cut from your loan.
This calculator works for every city in Pakistan. The EMI formula is the same everywhere. Only the property price and bank branches differ by city.
Karachi has the highest property prices in Pakistan. A decent flat in Clifton or DHA Karachi can cost PKR 1.5 crore to PKR 5 crore. For a PKR 1 crore loan at 20% for 20 years, your monthly EMI is around PKR 1.67 lakh. Enter your amount above to see your exact installment.
Lahore is the second most expensive property market. DHA Lahore and Bahria Town are popular areas. A PKR 50 lakh loan at 20% for 20 years gives an EMI of around PKR 83,700 per month.
Islamabad has regulated property through the CDA sectors. Prices vary from affordable sectors like I-8 and G-13 to premium areas like F-6 and F-7. Use this calculator with your target loan amount to check your monthly commitment.
Properties in smaller cities are more affordable. A home worth PKR 50 lakh in Multan or Faisalabad means a smaller loan. In major cities, a PKR 20–30 lakh home loan means monthly EMIs of PKR 33,000–50,000 at current rates.
Banks check several things before approving a home loan. Most Pakistani banks ask for:
Poor credit, unstable income, wrong age, or bad property title = loan rejected. A rejected application does not block you forever. Fix the issue and apply again after six months.
Most Pakistani banks ask for these documents. Check with your bank as requirements vary:
If you run your own business, banks want proof of stable income. 2 years of business history, regular deposits, and tax returns. Meezan Bank and HBL offer home loans for the self-employed with easier documentation.
The process is straightforward if you follow it in order:
The pie chart in the calculator above shows a clear picture. For most long-tenure home loans in Pakistan at current rates, interest makes up 60% to 75% of the total amount you pay. Only 25% to 40% goes toward actually owning the property. This is not a bad deal—it is how long-term lending works. The key is to choose the lowest possible rate and the shortest tenure your income can handle. Every percent you reduce the rate—and every year you shorten the tenure—saves you lakhs. The amortization table in the calculator shows this month by month. In month one, most of your PKR 50,000 EMI might be PKR 45,000 interest and only PKR 5,000 principal. By year 15, the split reverses. This is normal and expected.
For a PKR 30 lakh home loan at 20% interest for 20 years, the monthly EMI is approximately PKR 50,200. For 15 years at the same rate, the EMI is PKR 60,400. For 10 years, the EMI is PKR 77,200. A lower interest rate or shorter tenure changes these numbers fast. Use the calculator above to see the exact EMI for your specific loan amount and rate.
Banks use the reducing balance formula to calculate your home loan. EMI: [P × r × (1+r)^n] ÷ [(1+r)^n – 1]. P is the loan amount, r is the monthly rate (annual rate ÷ 1200), and n is the number of months. All banks in Pakistan—HBL, UBL, Meezan, MCB, and Bank Alfalah—use this exact formula. This calculator uses the same method, so results match bank calculations exactly.
The best bank depends on your needs. Meezan Bank offers Islamic home financing through its Easy Home product. HBL and MCB are good for the Mera Pakistan Mera Ghar government scheme. HBFC offers the lowest rates for low-income buyers. For overseas Pakistanis, UBL Roshan Apna Ghar is a strong option. Compare EMIs from at least 3 banks using this calculator before deciding.
Yes. Meezan Bank Easy Home uses the same reducing balance EMI formula as all other banks. The profit rate replaces the interest rate in name only — the math is the same. Enter Meezan Bank's quoted profit rate to get your exact monthly installment.
On a PKR 50,000 monthly salary, banks allow an EMI of PKR 20,000 to PKR 25,000 (40% to 50% of income). At current rates of around 20% for 20 years, an EMI of PKR 20,000 corresponds to a loan of PKR 12–14 lakh. Use the calculator—enter different loan amounts until the EMI stays below PKR 20,000–25,000.
Mera Pakistan Mera Ghar gives first-time buyers home loans at lower rates. You must be a Pakistani national who does not own a property. Loans are available in three tiers from PKR 15 lakh up to PKR 60 lakh through banks like HBL, MCB, UBL, and HBFC. The subsidy cuts the rate to 3%–7%, making EMIs far cheaper than market loans.
Most Pakistani banks give you a choice. With prepayment, you can lower your EMI or finish the loan early — your choice. Shorter tenure saves more interest—you exit the loan faster and pay less in total. Use the prepayment calculator above to see the exact difference for your loan.
Keep total EMIs under 40%–50% of income. For a home loan, stay under 30%–35%. This covers living costs, savings, and emergencies. If EMI is too high, extend the tenure or save for a bigger down payment.
You need CNIC, bank statements, salary slips, property papers, and a utility bill. Self-employed applicants also need business registration and two years of tax returns. Confirm the full list with your bank before applying.
Yes, a bank can cancel a loan after approval if property value is low, title has disputes, or your finances change. Ask the bank for the reason. Fix the issue and apply again.
No bank offers interest-free home loans. Meezan, Bank Islami, and Faysal Bank avoid riba. Mera Ghar cuts rates for buyers. Akhuwat gives small interest-free loans.
EMI works the same for salaried and self-employed. Enter your loan amount, rate, and tenure. Self-employed need two years of business history, steady deposits, and tax documents. Meezan Easy Home and HBL Apna Ghar both serve self-employed borrowers.
For a PKR 50 lakh home loan at a 20% interest rate, for 20 years, the EMI is PKR 83,700. For 15 years, the EMI is PKR 100,700. For 10 years, it is PKR 128,700. For 25 years, it is PKR 75,600. The longer the tenure, the lower the monthly payment—but the higher the total interest paid. Use the calculator above to compare different tenures.
There is no fixed lowest EMI. It depends on your loan amount, rate, and tenure. Low loan + low rate + long tenure = smallest EMI. Under the Mera Pakistan Mera Ghar scheme at a 5% rate for 20 years, even a PKR 10 lakh loan gives an EMI of around PKR 6,600. Enter your numbers in the calculator to find your lowest comfortable EMI.
